Downsizing – Moving from your family home to a smaller retirement home. We host a sale, selling the items you no longer need, or want.
Total Liquidation – The need to empty the entire home for the real estate market.
We handle selling of any items in the house, as well as vehicles (cars, boats, ATV's, etc), firearms via a local FFL, and more. We'll even list the light fixtures if it's something you want to get rid of.
We do not however, facilitate the sale of prohibited items such as Alcohol, Biological substances, Drug Paraphernalia, Ivory, or Live Animals.
During our initial consultation, we will go over the contract and any issues you may have, such as what type of sale you want (full liquidation, profit motivated, etc).
After the initial consultation, we will do a walkthrough of the residence to access the property to be sold. At this time, any items that are not to be sold should be either removed from the residence or set aside in a marked room the general public won't have access to. It is during this process that the contract will be signed, and we can get to work.
Then we begin the pre-sale steps. This can last up to 2-3 weeks, but sometimes longer depending on how much access we have to the residence. This include a basic inventory, a fair market value, realisitic pricing model, and staging of the items. During this time we will also begin advertising the estate sale on our communication channels, including Facebook, EstateSales.net, Craigslist, etc. We handle all costs associated with online and physical advertising, including street signage to direct customers.
During the estate sale, which typically go from Friday to Sunday, we will be on site. We charge a 40% commission rate of gross proceeds, with final payment to you available in as little as 3 days after the conclusion of the sale.
We cover everything related to the sale. You won't have to lift a finger if you don't want to. Let us handle everything.
We will handle the valuation of items, advertising, staging, and the estate sale itself. Our services are more than sales, its understanding your needs, listening to your concerns, educating you on the process of estate liquidation.
While we do not offer full turnkey services at this time, we can recommend companies and people to handle the rest such as full cleanout, painting, minor repair, and real estate listing.
